No home is ever going to be perfect (even new or recently built construction). Inspectors usually will discover some issues needing attention or that the buyer and seller should be aware of. These sample home inspection reports reflect typical homes in several different levels of condition.

This first sample is a recent inspection I performed 5 years ago on my own house, a fixer upper I bought over 9 years ago. This house had more problems and issues than most houses, but the worst problems have already been corrected. After 4 years of working on it, what you see here is what was remaining. The work is still ongoing today! I don't recommend most people to buy houses in this condition, unless they have lots of knowledge, skill, and time to do things themselves.

This next sample is of a small but really nice house with only a few issues.

This next sample is for a house in average condition, which has some maintenance issues and a few repairs which are needed.

This last sample is of a really bad house. The buyer realized 15 minutes into the inspection that they did not want the house, but we completed the inspection anyway. This house should probably be demolished.

No two reports will ever be the same. The nature of homes, the original construction, the maintenance they have received, the sites where they are built, and the people who have lived in them, give rise to an infinite number of variables.
